CITY OF LOUISVILLE <br />BOARD OF ADJUSTMENT <br />STAFF REPORT <br />October 16, 2013 <br />APPLICANT: Cathy Zabel, 494 Lois Dr. <br />OWNER: Same <br />STAFF PLANNER: Gavin McMillan, AICP <br />LOCATION: 494 Lois Dr., Lot 6, Block 4, Centennial Valley 3 <br />ZONING: Residential Estate (R-E) <br />REQUEST: Case #13-040-VA — Approval of a variance from Section <br />17.12.040 of the Louisville Municipal Code (LMC) to allow a <br />living space and front and rear porch addition, creating a lot <br />coverage of 32.9% where 20% is the maximum permitted. <br />BACKGROUND AND SUMMARY OF PROPOSAL: <br />The applicant, Cathy Zabel, requests a variance from the maximum lot coverage <br />requirement to allow a living space and front and rear porch addition on the home at 494 <br />Lois Drive. The subject property is 6,489 square feet according to the applicant's plans <br />and contains a 1,590 square foot home, 878 square foot unfinished basement, and 559 <br />square foot attached garage according to the Boulder County Assessor. The applicant's <br />architect's field measurements indicate the footprint of the existing structures is 1,437 <br />square feet, resulting in a lot coverage of 22.2%. <br />The proposed addition would be located on the front (northwest) corner and the rear <br />(southern) side of the existing house. The proposed improvements would provide a net <br />increase of 698 square feet of lot coverage and would increase the total lot coverage <br />1 <br />
