percentage from 22.2% to 32.9% (2,134.8) square feet. Of the additional 698 square feet <br />of lot coverage proposed, 267 square feet will be in the form of covered front and rear <br />porches. The proposed addition will add 431 square feet of interior living space. <br />The existing house was built in 1984 as part of the Centennial Valley 3 Subdivision. The <br />subdivision was approved as a Planned Unit Development (PUD) under section 17.28 of <br />the LMC. Section 17.28.110 of the LMC states the yard and bulk requirements of the <br />underlying zone district apply unless they are specifically modified by the PUD. The <br />Centennial Valley 3 PUD modified the setback requirements for the houses in the <br />subdivision, but did not modify the lot coverage requirement. <br />The subject property is zoned Residential Estate (RE), which allows a maximum lot <br />coverage of 20%. The existing improvements on the property exceed the maximum lot <br />coverage permitted by 2.2%. The proposed improvements would exceed the maximum lot <br />coverage permitted under the zoning code by 12.9%, and approval of a variance from the <br />requirements of the Municipal Code is required before building permits can be issued. <br />The RE zone district, however, does not match well with the Centennial Valley 3 <br />neighborhood. The minimum lot size allowed in the RE zone district is 12,000 square feet, <br />while the majority of the lots in the Centennial Valley 3 neighborhood are approximately <br />7,000 square feet. The applicant's lot is 6,489 square feet. The entire Centennial Valley 3 <br />subdivision, and indeed a sizeable portion of the City which is zoned RE, does not fit the <br />current yard and bulk standards of the RE zone district. The Louisville Municipal Code <br />(LMC) requires a maximum permitted lot coverage of 20% within the RE zone district <br />standards. <br />7 <br />
