September 20, 2013 <br />City of Louisville <br />Department of Planning & Building Safety and Board of Adjustment <br />749 Main Street <br />Louisville, CO 8027 <br />RE: Request for a Zoning Variance for 494 Lois Drive, Louisville <br />Dear Louisville Planning Department Staff & Board of Adjustment Members, <br />Thank you for accepting and reviewing my application for a Zoning Variance. I appreciate the <br />opportunity provided so that I may share with you the scope of work and motivation for the desired <br />addition and renovation of my home. <br />With two grown children and five grandchildren in the area, I have been visiting Louisville for the past <br />20 years. Upon retiring five years ago, I moved to Louisville and am very happy with my decision. I love <br />my home at 494 Lois Drive which abuts a city park on two sides, provides a friendly neighborhood and is <br />within easy walking distance of downtown and many trails. I hope to remain in this home for many <br />years. I plan to renovate the home as it has not been updated for many years. However, I am well <br />aware that as I age, living in a two story home with an upstairs master bedroom, small bathrooms and <br />narrow kitchen & laundry may well prove to be an obstacle. With that in mind, I believe that a <br />renovation incorporating a one story living space that includes an 'age friendly' bedroom, bathroom, <br />laundry and kitchen area in my plan is a practical long term approach. The addition of a covered front <br />porch and covered rear patio (currently the home has none) would greatly enhance the livability and <br />exterior appearance of the home. <br />I have visited with twenty of my neighbors and shared the site drawing and preliminary elevations of <br />the proposed addition. The neighbors have been supportive of my plans and gladly signed a statement <br />that they have no objection to my request for this Zoning Variance. (signed statements attached) <br />My parcel is located contiguous to a two acre Louisville City property on the East and South lot line and <br />only one private parcel on the West lot line. With only one adjoining residence to the West, the <br />addition will not have a look of overcrowding the neighborhood. Other homes in my subdivision, on <br />similar sized lots but with homes on both sides, have had similar additions to the front of the home <br />and/or covered patios to the rear of the home. <br />My response to the six zoning variance criteria is attached. <br />Thank you very much for your consideration of this proposal. <br />Kind Regards, <br />a.Y4-() <br />Cathy Zabel <br />
