The proposed development is made up of 5 separate parcels which <br /> are represented by three separate land owners. The entire project is located within two <br /> previously platted Louisville Subdivisions: Industrial Area and Caledonia Place <br /> Subdivisions. . <br /> The largest parcel of this development was once owned and operated by Aggregate <br /> Industries as a concrete batch plant. The batch plant has since been abandoned and <br /> demolished. This property was rezoned from the Industrial zone district to the Mixed <br /> Use Residential zone district in 2008. The property maintains a zoning agreement <br /> (Boulder County Recordation #2945422) with the City of Louisville. The Aggregate <br /> Industries was also the home of the former Rod and Gun Club. The rod and Gun Club <br /> structure was demolished in 2012. <br /> The remaining four properties maintain an Industrial zoning designation and are subject <br /> to the requirements of the Mix Use Overlay District and the specific conditions of Section <br /> 17.14 of the Louisville Municipal Code (LMC). <br /> The applicant is requesting modifications to the adopted Land Use Plan (Exhibit A) be a <br /> part of this development request to allow for a more functional roadway layout. <br /> Highway 42 Revitalization Area, Highway 42 Framework Plan and Mixed Use <br /> Development Design Standards and Guidelines (MUDDSG) <br /> 2 <br />
