Posted in City Hall, the Library, the <br />Recreation Center, the Police and Court Building and mailed to surrounding property <br />owners on July 19, 2013. <br />Conflict of Interest and Disclosure: <br />None heard. <br />Staff Report of Facts and Issues: <br />Robinson reported the Coal Creek Station project is being brought before the Planning <br />nd <br />Commission a 2 time because of a public notice error regarding the rezoning of the <br />property. He continued with a brief review of the project. He requested approval of <br />Resolution No. 18, Series 2013 recommending approval of a rezoning of a 10.97-acre <br />parcel of land located at 1032 E. South Boulder Road from City of Louisville <br />Commercial Business (CB) Zoning to City of Louisville Mixed-use Residential (MU-R), <br />Commercial Community (CC), and Residential Medium Density (RM). <br />Commission Questions of Staff: <br />Lipton inquired how the site relates within the Comprehensive Plan. <br />Robinson stated the site is part of the HWY 42 area and the small area / neighborhood <br />plan for South Boulder Rd. <br />Applicant Presentation: <br />Gary Brothers, 1737 Lois Ct, Lafayette stated he represents the owner and they have <br />been pleased with the review and approval process for the preliminary plat and PUD. <br />Commission Questions of Applicant: <br />None heard. <br />Public Comment: <br />None heard. <br />Summary and request by Staff and Applicant: <br />No additional comments. <br />Closed Public Hearing and discussion by Commission: <br />Brauneis, Tengler, Pritchard, O’Connell, Russell and Moline stated their support of the <br />rezoning request. <br />Lipton expressed concerns regarding an approval of a development request prior to the <br />completion of the Small Area Plan as described in the Comprehensive Plan. He also <br />stated he would abstain from the vote because he was not present during the original <br />presentation of the project. <br /> <br />
