Board of Adjustment <br />Meeting Minutes <br />October 16, 2013 <br />Page 4 of 5 <br />McMillan summarized the request for a variance at 519 Adams Ave. <br />Background: <br />a.Cover 21.3% of a lot in the RE zone district where 20% is the <br />maximum permitted <br />b.8,385 SF lot <br />c. 1,900SF homeand 400 SF attached garage <br />d.All structures cover 16.79% of the lot <br />e.Saratoga Subdivision PUD <br />RE zone district – 12,000 SF minimum lot size – applicant’s lot is smaller than <br />this minimum. <br />PUD did not waive the lot coverage requirement of 20% <br />McMillan gave an overview of the proposed garage addition with a 380 SF <br />addition for storage space which would bring the lot coverage to 21.3% which <br />would require a variance. <br />McMillan went through the six criteria for approval of a variance, and indicated <br />staff had found the application had met all the criteria for approval, and <br />recommends the board approve the application for a variance. <br />Questions from Board to Staff: <br />Stuart asked staff to remind him of the fee for these types of variances <br />McMillan stated the fee will be half price fees for up to 30% lot coverage variance <br />requests. <br />Stuart asked if there were any plansto change the zoning. <br />All agreed to discuss this issue after the hearing was over. <br />Applicant Presentationand questions from the Board to the applicant: <br />Applicant representative: David Benjes (519 AdamsAve.) – thinks the process is great, <br />and thinks there needs to be a process in place to ask. Stated the house is too small for <br />all of their possessions. As a citizen he supports the process. <br />Stuart stated he likes the additionand that it fits nicely with the setbacks and his house. <br />Benjes stated the neighbors support the improvements. <br />Jasiak thanked the applicant for being receptive to staff’s advice. <br />Stuart asked if this was going to be a one story garage. <br />Benjes stated it will be a vaulted ceiling space and stated they are putting solar panels <br />on the garage and needed space for that. <br /> <br />Public Present in Oppositionof Application: <br />None heard. <br /> <br />Public Presentin Favor of Application: <br />None heard. <br />Public Hearing Closed / Board Discussion: <br />
