The applicant is seeking to build an addition on the west side of the existing house. The <br />footprint of the proposed addition is 208 square feet, and would increase the total lot <br />coverage to 27% (1,328 square feet). The RE Zone District allows a maximum lot <br />coverage of 20 %. The proposed improvements would exceed the maximum lot coverage <br />permitted under the zoning code by 7 %, and approval of a variance from the requirements <br />of the Municipal Code is required before building permits can be issued. <br />BACKGROUND: <br />The existing home at 475 Fillmore Court was built in 1985 in the Sundance 2 subdivision <br />which was originally platted in 1984. The subdivision was approved as a Planned Unit <br />Development (PUD) under Section 17.28 of the LMC. Section 17.28.110 of the LMC <br />states the yard and bulk requirements of the underlying zone district apply unless they are <br />specifically modified by the PUD. The Sundance 2 PUD modified the setback <br />requirements for the houses in the subdivision, but did not modify the lot coverage. <br />The underlying RE Zone District allows a maximum lot coverage of 20 %. The RE zone <br />district, however, does not match well with the Sundance 2 neighborhood. The minimum <br />lot size allowed in the RE zone district is 12,000 square feet, while the majority of the lots <br />in the Sundance 2 neighborhood are approximately 5,000 square feet.
