Boulder Rd., <br />east of Centennial Drive Lot 1, Block 1 <br />Louisville North 2nd Filing. <br /> <br />ZONING: <br /> <br />Commercial - Community (CC) <br /> <br />REQUEST: <br /> <br />The applicant is requesting consideration of a final subdivision <br />plat and final PUD development plan to construct a new medical <br />office building. <br /> <br />BACKGROUND: <br /> <br />A final PUD development plan has been submitted in conjunction with <br />a final subdivision plat which proposes to replat a 2.9 acre tract <br />into two lots. The medical office is to be constructed on proposed <br />Lot 1 (.6 acre) of Louisville North Tenth Filing. No development <br />is proposed for Lot 2 (2.3 acres) at this time. <br /> <br />The subject property is undeveloped and is bounded on the north by <br />La Petite Academy, zoned C-C, on the west by Centennial Drive, and <br />on the east by the Burlington Northern RR tracks. To the south is <br />the First Federal Savings Bank and the Louisville North <br />Professional Office Complex. The complex is occupied by the Family <br />Medical Office Building and the Animal House (veterinary clinic). <br /> <br />The proposed medical office is a two story (32' high), 6,048 s.f. <br />building. The building footprint will be 3,024 s.f. and will cover <br />approximately 11% of the site which is 27,724 s.f. (.636 acres) in <br />area. <br /> <br />Building orientation will be south facing to the site and will be <br />handicapped accessible. The front building setback is 50 feet <br />rather than the minimum of 25 feet required by code. Exterior <br />building materials will be brick and cedar siding with a hip roof <br />design.
