<br />materials is compatible with both the bank and office buildings to <br />the south. <br /> <br />City code requires that medical office buildings provide two spaces <br />per 300 s. f., plus one space per two employees. Based upon a <br />combined floor area of 6,048 s.f., the number of required on site <br />parking spaces is 40. The final development plan provides 35 <br />standard, plus 4 handicapped on Lot 1. Four additional spaces have <br />been provided immediately off site to the south in Lot 3 of <br />Louisville North 5th Filing. A cross parking easement will be <br />granted to Lot 1 by First Savings Investment. <br /> <br />Building signage is limited to one wall sign facing Centennial <br />Drive. <br /> <br />Perimeter landscape treatment will consist of primarily xeriscaping <br />with a more formal sodded and landscaped lawn area adjacent to the <br />south building elevation. Approximately 20% of the lot will be <br />landscaped. <br /> <br />STAFF COMMENTS: <br /> <br />Status of concerns/issues which were raised on the record by the <br />Planning Commission on March 18 are as follows: <br /> <br />1. Location of Centennial Drive Access. <br /> <br />The final development plan has been revised to reflect the <br />relocation of the Centennial Drive access. The proposed drive <br />location will be in alignment with the Safeway access and minimizes <br />the number of drive cuts on Centennial Drive. No parking spaces <br />were eliminated as a result of the access relocation. First <br />Federal Savings Bank of Colorado, per their April 2, 1992 letter <br />(attached), is in agreement with the access relocation subject to <br />the granting of cross parking and access easements. <br /> <br />2. Burlington Northern RR - Detention Agreement. <br /> <br />The applicant has submitted a letter from BNRR, dated April 2, <br />1992, which states no objection to expansion of the detention area <br />within the BNRR right-of-way. <br /> <br />3. Relocation of Handicapped Spaces. <br /> <br />The building elevation has been revised to reflect the relocation <br />of the main entry to the south side of the building. Two <br />handicapped parking spaces have been relocated directly east of the <br />. entrance. <br /> <br />2 <br />
