Mulholland <br /> <br />ZONING: <br /> <br />Lot 1, Louisville Plaza Subdivision, Filing #2 <br />Planned Community Zoned District - PCZD <br /> <br />LOCATION: <br /> <br />REQUEST: <br /> <br />The applicant is requesting authorization of a Final PUD <br />Development Plan to construct a new bakery, cafe and events center. <br /> <br />BACKGROUND: <br /> <br />The 1.6 acre parcel is a portion of a 53 acre tract which was zoned <br />PCZD by the Louisville Plaza General Development Plan in November <br />of ~990. Thereafter, the parcel was platted as part of the <br />Louisville Plaza Subdivision, Filing #2, a six lot, commercia 1 <br />subdivision approved in January of 1991. <br /> <br />The subject property, Lot 2, is currently undeveloped and is <br />located immediately to the west of the owner's residence. To the <br />northeast is Hecla Lake, which is designated as City of Louisville <br />open space. Property to the north is unplatted and zoned PCZD. <br /> <br />The building is proposed as a 31 foot high, 5,412 s.f. facility. <br />Building design is intended to serve a dual use. The lower level, <br />with a seating capacity of 140 persons, would be used for catered <br />events and banquets. The lower level would provide a walk-out <br />opening to a large patio and adjoining landscaped area. The upper <br />level, which is ground level to the parking lot, will have a <br />kitchen and retail bakery/cafe and will seat 60 people. Floor area <br />for each level is approximately 2,750 s.f. <br /> <br />Building orientation to the lot provides an ample 40 foot setback <br />from Plaza Drive and effectively separates the outside events area <br /> <br />1 <br />
