<br />3. Parking. <br />The applicant has added three standard parking spaces as requested. <br />4. Signage. <br /> <br />The proposed ground sign has been relocated out of the utility <br />easement. The applicant has not provided a sign detail on the <br />final development plan. A sign detail may be submitted with the <br />application of a sign permit. A monument sign, by code, may have an <br />overall height of 14' feet and an area of one square foot for every <br />foot of building frontage up to 100 lineal feet. <br /> <br />5. Building Elevation. <br /> <br />Color selections have been incorporated on to the building <br />elevations. The roof will be charcoal or black asphalt shingles, <br />with pale blue siding and white trim. <br /> <br />6. City of Lafayette. <br /> <br />The Lafayette Public Works Department is requesting that the <br />planting area east of the parking lot be re-positioned for minimum <br />impact over the actual watermain location. staff has advised the <br />applicant of the revision. The applicant has agreed to request a <br />line locate from Lafayette and adjust the landscaping accordingly. <br /> <br />STAFF RECOMMENDATION: <br /> <br />staff recommends approval of the Final Development Plan subject to <br />the following condition: <br /> <br />1. Prior to review by City Council, a note shall be added to the <br />PUD final development plan that both South Boulder Road <br />Corporation and Karen's in the Country shall be responsible <br />for the maintenance and snow removal of the secondary access. <br /> <br />PLANNING COMMISSION ACTION: <br /> <br />Resolution No. 10, Serie. 1992 declares approval with condition by <br />the Planning commission and recommends same to City Council. The <br />Commission may also recommend approval with conditions or deny the <br />request. <br /> <br />3 <br />
