February 5, 1992

Mr. John Franklin
Department of Coamuni ty Developnent
City of Louisville
749 Main St.
Louisville, Colorado 80027

Re: Application for PUD/Red Gold Bottlina Corp
Dear Mr. Franklin:

Attached with this letter please find the following dOCllDel\ts as required for
the City of Louisville Application for Planned. Unit DeveloJlDl!l'1t:
Executed. Application Form
16 folded. prints of site plan
Application Fee
Refundable Sign Deposit
List of Property Owners within 500 ft. of subject property
Stamped, addressed. envelopes for each property owner within 500 ft.
Attorney letter regarding Ownership or Control
Preliminary Drainage Report

This is a request to allow the developDent of Lots 8 and 9 of Block One of
Colorado Technological Center into a site for the production of our Blue Parrot
Spaghetti Sauce and other foods. We intend to i.JImedi.ately develop a 7200
Square Foot, single story buildina on Lot 8, with an eye toward future
expansion across the lot line onto Lot 9 with up to a 14,000 Square Foot
addition.

We are currently producing this food. at our restaurant in downtown Louisville,
but demand has outpsced our space limitations at this location. We had earlier
considered constrocting a buildina adjacent to the restaurant, but detailed
archi tectural analysis proved. that this site would also be soon outcroM1. In
our quest to remain in our "birthplace" we searched for adeq\ate sites in
Louisville rather than other locatiOl'l8, so as to be able to .intain our
Louisville heritace. We are pleased that we found this site relatively close to
our home operation and still in Louisville. We will initially employ up to 8
people in our new facility, and have the potential of employing up to 30 at
ultimate developlent at this site. We believe that we have met all
requirements for approval of our request for Planned Unit Developnent, and
request the City's approval as soon as possible.

Very truly yours,
Red Gold Bottling Corp.

,\ {/I~,
,"V _ ~
Richard Colac;x,i
President
