<br />LOUISVILLE PLANNING COMMISSION <br />STAFF REPORT <br /> <br />APRIL 14, 1992 <br /> <br />ITEM: <br /> <br />Red Gold Bottling Corp. - Final PUD Development <br />Plan - Public Hearing. <br /> <br />Red Gold Bottling Corp., represented by <br />Mr. James Hillhouse. <br /> <br />APPLICANT: <br /> <br />LOCATION: <br /> <br />Lots 8 and 9, Block 1 - <br />Colorado Technological Center <br /> <br />ZONING: <br /> <br />Industrial (I) <br /> <br />REQUEST: <br /> <br />The applicant is requesting approval of a two-phase Final PUD <br />Development Plan to construct a manufacturing facility for Red Gold <br />food products. <br /> <br />BACKGROUND: <br /> <br />The Colorado Technological Center (CTC) is located north of Dillon <br />Rd. and east of So. 96th Avenue. CTC was platted into 113 lots for <br />light to medium industrial uses in 1979. Approximately 25% of the <br />platted lots have been developed. <br /> <br />The manufacturing facility is proposed as a single story, 20 foot <br />high, masonry building which is to be constructed in two phases on <br />a combined lot area of 73,606 s.f. Phase I (Lot 8) is proposed as <br />a 7,200 s.f. facility which represents 19% lot coverage for Lot 8, <br />or 10% for the combined area. Phase two (Lot 9) provides the <br />applicant an additional expansion area of up to 14,000 s.f. At <br />build out (21,200 s.f.), total lot coverage for the proposed <br />facility would be at 29%. The maximum lot coverage within an "I" <br />zone is 50%. <br /> <br />The building exterior will be constructed of both a split face <br />masonry block and a smooth 'stucco like' finish block with stucco <br />trim. Building signage will consist of one single face wall sign <br />and possibly an identifying graphic above the door. Specific sign <br />details are shown on the Final PUD Development Plan. Roof-top <br />heating and ventilation equipment will not be visible from the <br />front building elevation. <br /> <br />Eleven parking spaces, plus one handicapped space, are being <br />provided, which is in excess of the requirement for the 3 to 6 <br />employees anticipated for Phase I. With the construction of Phase <br />II, an additional 25 spaces will be added for a total of 35 <br />standard and 2 handicapped accessible. Based upon a City <br />requirement of two spaces per three employees, 37 spaces would <br />serve 55 employees. <br />
