<br />There will be one dock high loading area located on the south side <br />of the building. The loading area will be screened from the street <br />by a masonry screening wall. No outside storage is anticipated at <br />this time. Truck traffic will initially consist of 10-12 small <br />delivery truck trips per week and one short semi-trailer truck <br />every three weeks. <br /> <br />Approximately 43% of the site will be landscaped in Phase I. All <br />landscaping within the front setback will be irrigated. The rear <br />of the building will be seeded with dry land grasses. <br /> <br />STAFF COMMENTS: <br /> <br />The overall PUD restricts the number of curb cuts to one per lot, <br />unless there are special circumstances. The applicant is <br />requesting two curb cuts on Lot 8 which will be separated by 115 <br />feet. The applicant has designed a one way circulation pattern for <br />employee and visitor which enters the property directly in front of <br />the main entrance. Truck traffic will be restricted to the <br />southern most curb cut. At build-out, the project will require a <br />total of three curb cuts. Staff supports the request for two curb <br />cuts as a means to separate the truck traffic from the pedestrian <br />and car traffic. <br /> <br />The proposed development plan meets all minimum required standards <br />for building height, setback, and coverage as well as parking and <br />signage standards. <br /> <br />The Public Works Department is requesting the installation of <br />street lighting. The applicant shall be responsible for the costs <br />of installing the street lighting. <br /> <br />Technical comments for the Division of Engineering include the <br />submittal of a final drainage report and public improvement <br />construction plans. <br /> <br />STAFF RECOMMENDATION: <br /> <br />Staff recommends approval of the Final Development Plan subject to <br />the following condition: <br /> <br />1. The applicant shall be responsible for the costs of <br />installing street lighting. <br /> <br />PLANNING COMMISSION ACTION: <br /> <br />Resolution No. 11, Series 1992, declares approval with condition by <br />the Planning Commission and recommends same to City Council. The <br />Commission may also recommend approval with conditions or deny the <br />request. <br />
