<br />LOUISVILLE PLANNING COMMISSION <br /> <br />STAFF REPORT <br /> <br />APRIL 14, 1992 <br /> <br />ITEM: <br /> <br />Annexation and Zoning - The Meadows at Coal <br />Creek Corp. - Public Hearing. <br /> <br />APPLICANT: <br /> <br />The Meadows at Coal Creek Corporation, <br />represented by Delmer Zweygardt - President. <br /> <br />OWNER: <br /> <br />The Meadows at Coal Creek Corporation and <br />Public Service Company of Colorado. <br /> <br />LOCATION: <br /> <br />section 18, Township 1 South, Range 69 West - <br />south of Cherry Street, east of West Dahlia <br />Street. <br /> <br />CURRENT ZONING: <br /> <br />Boulder County Agriculture <br />Residential Estate - RE <br /> <br />REQUESTED ZONING: <br /> <br />AREA: <br /> <br />27.3 Acres <br /> <br />REQUEST: <br /> <br />The applicant is requesting a recommendation of approval to annex <br />the subject property into the City of Louisville and zone it <br />Residential Estate (RE). <br /> <br />BACKGROUND: <br /> <br />The applicant has petitioned for the annexation of a 27.3 acre <br />enclave for subsequent development as single family detached <br />residential. <br /> <br />To the north of the subject property is Cherry Street, with the <br />Westfield mUlti-family development beyond. To the east is Coal <br />Creek Filing No. 1 and a 3.8 acre undeveloped parcel, annexed in <br />October of 1990, which zoned R-E. To the south are the Clubhomes <br />at Coal Creek (SF) and Meadowridge (MF) residential developments <br />zoned P-R. To the west is Centennial Valley Parcel '0' (see <br />attached Centennial Valley vicinity map) which is zoned P-CjR. The <br />designation would allow either commercial or residential <br />development. <br /> <br />A four (4) acre parcel at the southeast corner of the intersection <br />of West Dahlia and Cherry Street is zoned commercial. The property <br />has been authorized for a multi-use commercial development, <br />including a rental center and mini-storage, by the Amended Cherry <br />
