<br />street Technical Park I and II Final PUD Development Plan which was <br />approved in 1988. <br /> <br />STAFF COMMENTS: <br /> <br />A letter of interest and a conceptual site plan was submitted to <br />the City Council on January 21 of this year and was authorized by <br />Council for referral to the Planning Commission. <br /> <br />The conceptual site plan incorporates the 3.8 acres previously <br />annexed (Larson Annexation) resulting in a total of 31 acres for <br />single family detached lots. The revised (4/9/92) site plan shows <br />two access points on to Cherry street with the Public Service Co. <br />easement providing a bike path connection to the north and south. <br /> <br />The Public Service Co. of Colorado agrees to deed their property <br />directly to the City. <br /> <br />Approximately 25% of the lots will be 9,000 s.f. or greater in <br />area. The larger lots are located around the perimeter of the <br />subdivision. The site plan proposes the elimination of an existing <br />gas well located in the southeast corner of the development. <br /> <br />The site plan is conceptual and has been requested for the purpose <br />of addressing site planning issues prior to the submittal of a <br />formal PUD. <br /> <br />Referral comments received as of this date have raised issue with <br />land use compatibility between the proposed residential zoning <br />and the commercial zoning on the west side of the development. <br /> <br />The applicant has been advised of the compatibility issue. The <br />applicant proposed to Council that deep lots and a landscaped <br />buffer strip be provided on the west side of the development. <br /> <br />STAFF RECOMMENDATION: <br /> <br />Staff recommends approval of the annexation and zoning for the <br />following reasons: <br /> <br />1. The proposed annexation is in compliance with eligibility <br />guidelines per section 31-12-104 of the Colorado Revised <br />Statutes. <br /> <br />2. The annexation is in compliance with the City of Louisville <br />Comprehensive Plan. The properties are designated as <br />residential on the updated 1989 ComPlan. <br />
