<br />LOUISVILLE PLANNING COMMISSION <br /> <br />STAFF REPORT <br /> <br />March 10, 1992 <br /> <br />ITEM: <br /> <br />Burger King Final Development Plan - Lot 1 <br />Louisville Plaza - Public Hearing. <br /> <br />APPLICANT: <br /> <br />OWNER: <br /> <br />Normar Inc. - (Represented by Joe Lukas) <br />Chandelle Properties <br /> <br />ZONING: <br /> <br />Planned Community Zone District - Commercial <br /> <br />LOCATION: <br /> <br />Tract B, Lot 1 Louisville Plaza - <br />Northeast corner of South Boulder Road and S.H. 42 <br /> <br />REQUEST: <br /> <br />The applicant is requesting approval of a final development plan <br />to construct a restaurant on Tract B, Lot 1 of Louisville Plaza. <br /> <br />BACKGROUND: <br /> <br />Normar, Inc. is requesting authorization to construct a restau- <br />rant on Tract B of the Louisville Plaza. Tract B was approved as <br />a freestanding 10,049 s.f. pad at the south west corner of the <br />commercial site. The proposed Burger King Final PUD Development <br />Plan replaces the Hardee's Final PUD Development Plan which was <br />approved in September of 1991. <br /> <br />Access to the site is governed by the approved Louisville Plaza <br />Final Development Plan and the State Highway 42 Access Control <br />Plan. The site will be served by the single, full turning move- <br />ment ingress/egress point on S.H. 42. The closest access on south <br />Boulder Road is a right in/right out. The full turning movement <br />on South Boulder Rd. is located at Plaza Drive, which is the <br />signalized intersection at the east end of the commercial site. <br /> <br />The proposed structure, a standard prototype, is to have an <br />overall height of 15' 6". The building footprint is approximate- <br />ly 3,765 s.f. (approx. 37% building coverage). Building exterior <br />will be an off-white stucco with brown trim. A brown mansard- <br />style eave will wrap the building on three elevations. A six <br />(6) foot high dumpster enclosure will be located on a concrete <br />pad immediately to the north of the building. The enclosure will <br />enclose 2 dumpsters and will be constructed of block with stucco <br />finish. The enclosure will be secured by 6' metal doors painted <br />to match the building trim. <br /> <br />1 <br />
