<br />As an accessory use to the principal operation of the restaurant <br />a drive thru lane is proposed on the west side of the building: <br />A ten foot wide vehicle queuing lane will provide 130 feet of <br />length to the window for approximately 7 - 8 cars. The queuing <br />lane is not the only means of access on to the premises. A <br />twenty (20) foot wide one way bypass lane will circulate traffic <br />in a counter-clockwise loop around the building. <br /> <br />The two primary entrances/exits are located on the east and south <br />elevations of the build~ng. Planned seating capacity is 105 - <br />110 seats. An interior playground is planned in the south end of <br />the building. <br /> <br />Parking and internal access are granted by easement from Louis- <br />ville Plaza Inc. in favor of the applicant. The number of spaces <br />has been approved by the Louisville Plaza Final Development Plan. <br />The site is served with two (2) handicapped parking spaces. <br /> <br />STAFF COMMENTS: <br /> <br />Staff has raised two issues with regard to the drive-thru lane <br />and pedestrian safety. <br /> <br />Patrons using the west parking area will have to cross the queu- <br />ing lane to access either of the building entrances. Staff would <br />recommend that the full length of the drive-thru lane be striped, <br />marked, or otherwise distinctly delineated. <br /> <br />The south building entrance/exit will be in close proximity to <br />both the interior playground and within 6 feet of the drive-thru <br />lane on the west side of the building. Patrons exiting the <br />building at the south entrance for the west parking area will <br />cross the drive-thru lane at a point approximately 60 feet south <br />of the pick-up window. Staff has requested that the applicant in- <br />stall a railing to prevent patrons from entering the drive-thru <br />lane at that point. <br /> <br />Signage proposed by the applicant includes two (2) 5x5 25 s.f., <br />single face wall signs to be located on the east and west build- <br />ing elevations, one (1) 1.5'x14' 21 s.f. mansard roof sign and a <br />six (6) foot monument sign. <br /> <br />The monument sign was not authorized by the final development <br />plan for Louisville Plaza, but could be authorized by this plan. <br />Staff does not object to the addition of the monument sign. Sign <br />location should be shifted so as not to block vision of drivers <br />executing backing movements into the traffic aisle. Staff re- <br />quests that a sign elevation be included on the final development <br />plan. <br /> <br />The Colorado Division of Highways indicate that the location of <br />the access on Highway 42, which will serve Burger King, is con- <br />sistent with the State Highway 42 Access Control Plan. <br /> <br />2 <br />
