<br />LOUISVILLE PLANNING COMMISSION <br /> <br />STAFF REPORT <br /> <br />February 11, 1992 <br /> <br />Item: <br /> <br />George Mattern Annexation/Zoning <br />Public Hearing <br /> <br />Applicant/Owner: <br /> <br />George Mattern <br /> <br />Location: <br /> <br />Southeast quarter section ot Section 16 T1S, <br />R69W, south of Cherry Street, <br />west of 104th Street. <br /> <br />Area: <br /> <br />5.165 Acres <br /> <br />Current Zoning: <br /> <br />Boulder County Agriculture <br /> <br />Request: <br /> <br />The applicant is requesting to annex the subject parcel to the <br />City and zone it RR-Rural Residential. <br /> <br />Background: <br /> <br />The subject property is an unincorporated enclave which is sur- <br />rounded by incorporated, undeveloped ground zoned Industrial. <br />The First Filing of the Colorado Technological Center Subdivision <br />borders the property on the west side. <br /> <br />The property is occupied by two dwelling units and several acces- <br />sory buildings. The primary dwelling is a 1300 s.t. single <br />family brick dwelling. The secondary dwelling is a mobile home <br />in which the applicant's daughter resides. <br /> <br />The applicant is seeking to annex for <br />the mobile home with a newer unit. <br />regulations prohibit the replacement <br />parcel less than 35 acres in size. <br /> <br />Access to the property is provided by an access easement from <br />South 104th Street. Cherry Street is located approximately 400 <br />feet north of the subject property but does not provide access to <br />the property. <br /> <br />the purpose of replacing <br />Boulder County land use <br />of the mobile home on a <br /> <br />The applicant has indicated that he has no plans to develop the <br />parcel at this time. <br /> <br />1 <br />
