<br />LOUISVILLE PLANNING COMMISSION <br /> <br />STAFF REPORT <br /> <br />FEBRUARY 11,1992 <br /> <br />Item: <br /> <br />Coal Creek Filing #1 Replat B - Public Hearing <br /> <br />Coal Creek Associates, Represented by Dave Rhodes <br /> <br />Planned Community Zoned District / Residential <br />(PCZD-R) <br /> <br />Applicant: <br />zoning: <br /> <br />Location: <br /> <br />Coal Creek Subdivision Filing #1, South of Cherry <br />Street, East of Dahlia Street, and North of the <br />Coal Creek Golf Course. <br /> <br />Request: <br /> <br />The applicant is requesting to re-subdivide (replat) a portion of <br />Coal Creek Ranch Filing #1 Subdivision. Lots affected by the replat <br />are lots 21, 22, 36, 37, 38, 42, 43, and Outlots E and F. <br /> <br />Background: <br /> <br />Coal Creek Ranch Subdivision Filing #1 is a 42 acre subdivision <br />originally platted in August of 1988 into 120 lots for single <br />family detached homes. At the time of subdivision approval, <br />Outlots A-H, which provide conveyance of drainage, utility and open <br />space trails, were accepted and subsequently deeded to the City of <br />Louisville. Unless otherwise specified, the City is responsible <br />for the maintenance of outlots that it accepts. <br /> <br />The applicant is requesting a replat action as a means of <br />transferring ownerShip of a portion of Outlots E and F from the <br />City to private lot owners adjacent to the outlots. Outlots E and <br />F are designated as a utility and drainage easement. A 4 foot <br />sidewalk in Outlot E provides public access from Manorwood Lane to <br />Coventry Lane. <br /> <br />The request is being driven by the desire of homeowners adjacent to <br />the outlots to increase both the amount of landscape material and <br />level of maintenance in those areas. The outlots, as accepted by <br />the City, are to be planted in low maintenance, non-irrigated <br />native grasses. <br /> <br />Several adjoining homeowners have installed irrigation and <br />landscape improvements within Outlot E up to the sidewalk. Outlot <br />F is undeveloped. <br />
