LOUISVILLE PLANNING COMMISSION

STAFF REPORT

FEBRUARY 11,1992

Item:

Coal Creek Filing #1 Replat B - Public Hearing

Coal Creek Associates, Represented by Dave Rhodes

Planned Community Zoned District / Residential
(PCZD-R)

Applicant:
zoning:

Location:

Coal Creek Subdivision Filing #1, South of Cherry
Street, East of Dahlia Street, and North of the
Coal Creek Golf Course.

Request:

The applicant is requesting to re-subdivide (replat) a portion of
Coal Creek Ranch Filing #1 Subdivision. Lots affected by the replat
are lots 21, 22, 36, 37, 38, 42, 43, and Outlots E and F.

Background:

Coal Creek Ranch Subdivision Filing #1 is a 42 acre subdivision
originally platted in August of 1988 into 120 lots for single
family detached homes. At the time of subdivision approval,
Outlots A-H, which provide conveyance of drainage, utility and open
space trails, were accepted and subsequently deeded to the City of
Louisville. Unless otherwise specified, the City is responsible
for the maintenance of outlots that it accepts.

The applicant is requesting a replat action as a means of
transferring ownerShip of a portion of Outlots E and F from the
City to private lot owners adjacent to the outlots. Outlots E and
F are designated as a utility and drainage easement. A 4 foot
sidewalk in Outlot E provides public access from Manorwood Lane to
Coventry Lane.

The request is being driven by the desire of homeowners adjacent to
the outlots to increase both the amount of landscape material and
level of maintenance in those areas. The outlots, as accepted by
the City, are to be planted in low maintenance, non-irrigated
native grasses.

Several adjoining homeowners have installed irrigation and
landscape improvements within Outlot E up to the sidewalk. Outlot
F is undeveloped.
