<br />The applicant is Coal Creek <br /> <br /> <br />ociates, represented by Dave Rhodes. <br /> <br /> <br />! <br /> <br /> <br />RESOLUTION NO.3 <br />SERIES 1992 <br /> <br />A RESOLUTION APP OVING COAL CREEK RANCH <br /> <br />WHEREAS, there has een submitted to the Louisville Planning Co lSSlon a <br />application for a replat of a port n of the Coal Creek Ranch Filing #1 Subdivisl <br />lots affected by the replat are lots 1, 22, 36, 37, 38, 42, 43, and Outlots E and F. <br /> <br />',- <br /> <br />WHEREAS, all materials related to he replat have been reviewed by City staff and '" <br />found to be in compliance with the Louisville oning Ordinances, Subdivision Regulations <br />and related policies; and <br /> <br />WHEREAS, Planning Commission finds tha said replat should be approved subject <br />to the following conditions: <br /> <br />1. Minimum width of Outlot F (between 10 21 and 22) shall be fifteen (15) <br />feet. <br />2. Minimum width of Outlot E (between lots 3 nd 37) shall be fifteen (15) <br />feet. <br />3. The City shall have limited responsibility for e restoration of private <br />improvements as a result of City maintenance, u ades, and/or repairs <br />within the designated public utility easements. The . will be responsible <br />for the restoration of grade, ground cover, and irrigatio systems only. The <br />City will not be responsible for the restoration of trees, encing, accessory <br />buildings, and other structures, or shrubs, and any other es of living or <br />nonliving landscape materials. <br />4. The maintenance of surface improvements within Outlots E a d F shall be <br />limited specifically to the pedestrian walk. Staff prefers that the oal Creek <br />Home Owners Association be responsible for the maintenance, r air, and <br />upkeep of Outlots E and F, excluding the pedestrian walk. This c dition <br />would require a separate agreement. <br />5. The applicant shall complete all technical revisions prior to review by <br />Council. <br /> <br />
