<br />Phare felt the most economical way would be to tie into the improvements of the School District and <br />go due east to 96th Street, intersecting the line that feeds STK, but would also act as a back-feed to <br />CTC. <br /> <br />Davidson was not in favor of putting language in the PUD that implies that growth in CTC is limited <br />because of the availability of water, when, in fact, it was that a pipeline needed to be built. <br /> <br />Howard moved that Council approve Resolution No.1, Series 1996, Final PUD Development Plan <br />for Bachlib II, CTC. Seconded by Keany. Roll call was taken. Motion passed by a 6 - 0 vote with <br />Sisk being excused. <br /> <br />DISCUSSION/DIRECTION - PARCEL Ll- EAGLE HARDWARE - COMBINED PUD <br />DEVELOPMENT PLAN <br /> <br />Paul Wood, Planning Director, stated that this revised site plan reflected a building footprint of <br />126,720 s.f with an overall height of28'-36'. There would be no public land dedication requirement <br />with regard to this parcel. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Mike Spriggs, Alpha West Realty & Investments, stated that they are working on their landscaping <br />plan which will comply with the requirements of the Gateway Guidelines. <br /> <br />Richard Sapkin, HC Properties, 410 - 17th Street, Ste. 1705, Denver, Colorado 80202, was there to <br />answer any questions. <br /> <br />Davidson called for Council questions. <br /> <br />Howard was concerned about the landscaping, lighting, and how the decreased parking would affect <br />the store. <br /> <br />Spriggs stated that the landscaping and lighting would be to the City's standards. <br /> <br />Mayer felt a couple oflandscaped walkways would help break up the massive parking lot. He was <br />concerned about the overhead door at the front of the building. He felt there was a problem with the <br />connecter road behind the store not lining up on Dyer Street with anything. <br /> <br />Spriggs stated that they are working on some options concerning the connecter road. <br /> <br />Mayer wanted beaning along the private drive, a continuous separation from the private drive would <br />be appropriate. <br /> <br />4 <br />
