Seconded by Mayer. <br />All in favor except Keany and Levihn. <br /> <br />Davidson asked the applicant to contact Wood for direction on the window sign. <br /> <br />DISCUSSION/DIRECTION - PACIFICA CENTENNIAL VALLEY - FINAL PUD <br />DEVELOPMENT PLAN <br /> <br />Paul Wood, Planning Director, stated that this involved a replat of Parcel G, a 20 acre parcel <br />currently platted into five lots. They wished to drop that into four lots due to a subsidence issue that <br />was found to exist which would limit any development in the proposed Lot 4. In conjunction, a PUD <br />had been submitted for proposed Lot 1 for a 89,000 s.f multi-tenant research and development <br />complex. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Chris Wesche, The Neenan Company, 2290 E. Prospect, Ft. Collins, Colorado 80522, representing <br />Pacifica Holding Company, stated that the signage would be front lit. The parking lots would have <br />pole lighting. There will be some loading dock down lighting. There will be monument directional <br />signs at the three major entrances. <br /> <br />Davidson called for Council questions. <br /> <br />Howard asked that they please meet the Gateway Design Guidelines. <br /> <br />Sisk asked who the owners of the building would be. <br /> <br />Wesche stated that Pacifica Holding would be the owners of the building. <br /> <br />Tim Goodham, Pacifica Holding Company, 5350 So. Rosalyn Street, Englewood, Colorado 80111, <br />stated that they are under contract to purchase this property. They own and manage a portfolio of <br />about 6.5 million s.f in the Denver Metro area and a good portion is this type of product, office/R <br />& D. It is not warehouse oriented. <br /> <br />Sisk asked how many loading doors there would be. <br /> <br />Wesche stated that they wanted to be able to provide a roll-up door (all facing the courtyard) for each <br />2,700 s.f unit. <br /> <br />Mayer did not want the roll-up doors to be visible from the streets/driveways peripheral to the <br />courtyard. He also did not want anyon-site parking of any tractor-trailers, vans, or other <br />permanent/semi-permanent parking. <br /> <br />6 <br />
