<br />All stairwells are internal to the building. Additional information will be required on the signage and <br />lighting details. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Don Shonkwiler, Sears Development Company, 400 So. McCaslin, Louisville, Colorado, stated that <br />this new La Quinta Inn is a prototype they are using across the country and they will make this a <br />showcase for their project. This project would require an additional 21,000 +/- s.f of developable <br />square footage from Centennial Valley Business Park which will be transferred to Lot 3. <br /> <br />Joe Pahl, Pahl- Pahl- Pahl Architects, 1900 Grant Street, #1200, Denver, Colorado, stated that the <br />120 room facility will have two meeting rooms and an exercise room with an attached lobby on the <br />front that circles around the front of the building to encase a courtyard development area. The <br />enclosed area will be fully landscaped and have an exterior swimming pool with hard paving and <br />seating areas, etc. He reviewed the project. <br /> <br />Howard asked what degree of white the building will be. <br /> <br />Pahl stated that it was an off-white (Frosty), but not a tan-white. <br /> <br />Howard stated that if it is a bight white, it would need to be softened with landscaping, etc. He was <br />interested in the type of lighting that will be used, why, and where. <br /> <br />Mayer asked which parcel the 21,000 s.f would come off of <br /> <br />Shonkwiler thought it would come from Parcel G. <br /> <br />Mayer did not want the hotel broadside the highway. He felt there should be more evergreens as <br />screening for the building. He was also concerned about landscaping along Dillon Road. Another <br />concern was signage, especially along the Hwy. 36 side. <br /> <br />Shonkwiler stated that the screening in the State Hwy. Dept. right-of-way is the responsibility of <br />HSG. There will be a fair density of screening occurring south of the property line in the State Hwy. <br />Dept. right-of-way. There will be additional landscaping proposed along Dillon Road. <br /> <br />Pahl stated that they will get the landscape plan for the adjoining development and they will integrate <br />that into their plan. <br /> <br />Davidson was concerned about the color. <br /> <br />Mayer moved that Council refer this to the Planning Commission. Seconded by Levihn. All in favor <br />with Sisk and Lathrop being absent. <br /> <br />5 <br />
