Cityr <br />IU Louisville <br />COLORADO • SINCE 1878 <br />these drainage issues were identified in the Improvement Plan and also in <br />the recent Coal Creek Ranch HOA survey completed in November 2013. <br />Kevin Norby stated that he understands the drainage issues and their effect <br />on his design. Jeff Cordes then stated that when the RFP went out for bid it <br />was specific to golf course improvements only and did not cover the runoff or <br />drainage issues. Dennis then brought our attention to Item 30 on the RFP — <br />which states minor drainage is to be addressed. It was suggested that we <br />need to decide what event we are designing for and determine what storm <br />we are rebuilding for. It was accepted that long -term flood mitigation was <br />outside the scope of the current plan. <br />• The potential for damage from a major storm has not been addressed as <br />being outside the scope of the present contracts. David Moore informed us <br />that the urban drainage study that is in process is outside of the scope for <br />major flood control and would need more engineering study. <br />• An attempt was made to define minor drainage repair vs. major drainage <br />repair. Minor repairs would be to address issues on a common -sense basis <br />without needing a full engineering or design study. Major repairs are items <br />that require a full hydrology and engineering study on a larger scale than just <br />the golf course and involve a full liability assessment. <br />• The LU contract does not extend to correcting flooding issues The Board <br />agree to look into what is causing the excess water and then determine if any <br />minor changes are possible that will help the drainage issues. Since this is <br />not part of the Golf Course Remediation and Improvement, the City or the <br />adjoining HOA may have to fund for HOA specific issues e.g. driveway <br />drainage. <br />• The Board noted that moving the #4 tee boxes approximately five feet to the <br />left would be a benefit. Kevin Norby said he already moved it approximately 5 <br />feet and is concerned that moving it further might put it into the flood plain but <br />he is not certain exactly where it is. He is awaiting a flood plain map to <br />ascertain if we can move it further as requested. The reason to move further <br />is so that the tees will more directly aim golf shots down the middle right side <br />of the fairway and away from the cart path which is recommended to move to <br />the left side. <br />• Mark Valee, who lives on hole #2 stated his concerns regarding the new <br />location of the forward tee on hole #2 and the safety of the homes on that <br />hole. He then asked if we would consider moving the new forward tee away <br />from the neighboring yards and if more trees could be planted for privacy. <br />Kevin Norby agreed to look at moving the forward tee further away from <br />private property.
