Planning Commission <br />Staff Report <br />April 10, 2014 <br />BACKGROUND: <br />The applicant, Emily Kean, has submitted a plan to develop a 2,200 SF office building <br />behind an existing office building at 931 Main Street. The property is 3,750 SF and was <br />platted as part of the Town of Louisville subdivision in 1890. The existing 650 SF <br />building has maintained a variety uses since being constructed in 1900. Currently the <br />building is being used as an office building. The remainder of the property provides a <br />metal carport and undeveloped surface parking. Access to the property is off the alley to <br />the west. <br />The proposed development includes a 2,200 square feet two story office building and will <br />result in the removal of the existing metal carport. <br />The property is located in the Community Commercial (CC) zone district and within the <br />area of town formally referred to as Downtown Louisville. All development in the CC <br />zone district requires the establishment of a Planned Unit Development (PUD), and all <br />PUD's in Downtown Louisville must comply with the development regulations established <br />in the Louisville Municipal Code (LMC) and the design standards outlined in the <br />Downtown Design Handbook. The floor area and height of structures in Downtown are <br />further regulated by the Downtown Framework Plan <br />REQUEST: <br />As stated above, the applicant is requesting to build a 2,200 SF office building behind an <br />existing 650 SF office building. The original 650 SF office building was constructed in <br />1900 and will not be modified during this request. <br />Parcel Information <br />The existing parcel is a standard City lot, measuring 25' in width by 150' in length, with a <br />total square footage of 3,750 SF.
