<br />LOUISVILLE PLANNING COMMISSION <br /> <br />STAFF REPORT <br /> <br />AUGUST 13, 1991 <br /> <br />ITEM: Hardee's Final Development PIan - Lot 1 Louisville Plaza <br />Public Hearing. <br /> <br />APPLICANT: Hardee's Food Systems , Norman Oklahoma. <br /> <br />OWNER: Chandelle properties <br /> <br />ZONING: Planned Community Zone District - Commercial <br /> <br />LOCATION: Tract B, Lot 1 Louisville Plaza - Northeast corner of <br />South Boulder Road and S.H. 42 <br /> <br />REQUEST: <br /> <br />The applicant is requesting approval of a final development pIan <br />to construct a restaurant on Tract B, Lot 1 of Louisville Plaza. <br /> <br />BACKGROUND: <br /> <br />Hardee's Food Systems is requesting authorization to construct a <br />restaurant on Tract B of the Louisville Plaza. Tract B was ap- <br />proved as a freestanding 10,049 s.f. pad at the south west <br />corner of the commercial site. <br /> <br />Access to the site is governed by the approved Louisville Plaza <br />Final Development Plan and the State Highway 42 Access Control <br />Plan. The site will be served by the single full turning move- <br />ment ingress/egress point on S.H. 42. The closest access on south <br />Boulder Road is a right in right out with the full turning move- <br />ment access located at the signalized intersection at the east <br />end of the commercial site. <br /> <br />The proposed structure, a standard prototype, is to have a man- <br />sard roof with an overall height of 16' 2". Building coverage is <br />approximately 3,576 s.f. Building exterior will be a light gray <br />brick veneer with bronze tinted glass. A freezer/cooler <br />(5'x30'x8.5' height) will be attached to the north side of the <br />building and painted to match the building color. An eight (8) <br />foot high dumpster enclosure will be located on a concrete pad <br />immediately to the north of the building. The enclosure will <br />enclose 2 dumpsters and will be construdted of cedar siding. <br /> <br />1 <br />
