<br />LOUISVILLE PLANNING COMMISSION <br /> <br />STAFF REPORT <br /> <br />APRIL 9, 1991 <br /> <br />ITEM <br /> <br />:Davidson Highline - Amendment to a Final Development Plan <br /> <br />APPLICANT: Robert and Carol Lathrop <br /> <br />LOCATION: Located adjacent to and west of State Highway 42 <br />on portion of parcels I and K as designated on the <br />North Louisville General Development Plan. <br /> <br />ZONING: PCZD - Planned Community Zoned District <br /> <br />AREA: 3.8 acres <br /> <br />Lot 1 Davidson Highline SUbdivision <br /> <br />REQUEST: <br /> <br />The applicant is requesting approval of an amendment to the <br />Davidson Highline Final Development Plan to construct a 16'x60' <br />pole shed (960 sf). <br /> <br />BACKGROUND: <br /> <br />The final development plan was approved for Lot 1 of the Davidson <br />Highline SUbdivision by City Council in September of 1990. The <br />approved plan authorizes a 7,000 s.f. rental center, and approxi- <br />mately one acre of fenced storage area. The storage area will be <br />utilized for landscape supply and boat and RV storage. The area <br />will be screened from the north and west by a seven (7) foot high <br />solid cedar fence. <br /> <br />The proposed structure will be used to protect equipment from the <br />weather. The structure is open to the front and is 10.5 feet <br />high. The back of the structure, which will be the side closest <br />to the north property line, is eight (8) feet high. The structure <br />will maintain a ten foot setback from the north property line as <br />approved for the rental center. <br /> <br />The proposed structure,if authorized, increases the total build- <br />ing coverage to six (6%) percent of gross lot area. <br /> <br />1 <br />
