<br />RESOLUTION NO. 28, SERIES 1996 - FINAL PUD DEVELOPMENT PLAN FOR <br />CENTENNIAL VALLEY, PARCEL "H", LOT 3 - LA QUINTA INN (CONTINUED FROM <br />3/2/96) <br /> <br />Paul Wood, Planning Director, stated that the purpose of the continuance was to address the color <br />of the building and to receive more detail on building lighting. He reviewed the color samples. The <br />proposed signage remained the same. Staff supported the site lighting as being consistent with the <br />number of fixtures and the intent and function of the lighting system. Site lighting would be provided <br />by nine 25' high, 400 watt pole lights. They proposed three types of down directed light fixtures to <br />be recessed into the ceilings of the entrance area. Exterior flood lighting would be limited to four <br />ground mounted fixtures at the entrance and three roof mounted floods which will illuminate three <br />elevations of the tower. Resolution No. 28 had two conditions of approval: <br /> <br />1.) The PUD shall be revised to lower the ridge line of the tower element to equal the <br />ridge line of the roof system. The signage is to be placed between the eave line of the <br />tower and the predominant eave line of the building; <br />2.) The proposed monument sign shall be deleted from the PUD. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Malcolm Murray, Attorney, on behalf of La Quinta, emphasized that they continue to feel that the <br />height of the tower should be as originally proposed, 4' taller than the roof line. They also wanted <br />the directional sign that is mounted in a wall to be retained. <br /> <br />Joe Pahl, Pahl-Pahl-Pahl Architects, 1900 Grant, Suite 1200, Denver, Colorado 80203-4321, spoke <br />of the need for the directional sign at the beginning of the site, the 4' tower, and reviewed the new <br />color scheme. <br /> <br />Buck Lindsey, Architect from Atlanta, Georgia, specializing in "Hospitality" designs for most of the <br />hotel chains in the United States, stated that this is a new proto-typical design being introduced by <br />La Quinta which he felt was far superior to their existing product. He reviewed the new color <br />scheme. <br /> <br />Davidson called for Planning Commission's comments. <br /> <br />Bill Boulet, 728 Grant, Louisville, Colorado, stated that the Planning Commission was under the <br />impression that the modified frosty white color was a color that had been worked out with Council <br />in advance, prior to the time the applicant had come to the Planning Commission. Planning <br />Commission was concerned about the possibility of the height of the tower being out of proportion <br />with the rest of the building and the signage. They recommended that the tower be lowered so that <br />it is even with the roof line. They were concerned about the streetscape and the appearance from <br />Dillon Road. They were divided 4 - 3 on the signage along Dillon. One proposal, was to eliminate <br />the signage from the tower and permit a sign on the wall, below the eave line, facing Dillon Road. <br /> <br />5 <br />
