This store will employ 130 - 170 people and sales are projected at about <br />$30 million annually. <br /> <br />Lance Mueller, Lance Mueller Associates, architect for Eagle Hardware, reviewed the project. <br /> <br />Kathleen Krager, Krager & Associates, 1390 Stuart Street, Denver, Colorado, reviewed the traffic <br />impact study she had conducted on the site. She stated that at full buildout McCaslin did have <br />adequate capacity for this development. She stated that they would provide appropriate language <br />on the PUD so that, if there ever is a safety or capacity problem that the City identifies at this <br />location, the access can be restricted to right-in/right-out. <br /> <br />Davidson called for Council comments. <br /> <br />Lathrop wanted the language tightened up on the traffic flow and access. He wanted the City to be <br />able in future years to make any adjustments necessary. <br /> <br />Krager assured Lathrop that would be done. <br /> <br />Lathrop was concerned about the west side of the restaurants. He wanted to see what the backside <br />of the restaurants would look like, architecture, screening, and what a customer will see from that <br />side. <br /> <br />Williams gave an overview of the Chili's rear of the building. <br /> <br />Gary Barnhardt, G.S. Food Design Group, gave an overview of the landscaping and screening at the <br />rear of Chili's. <br /> <br />Lathrop felt the chain link gate detracted from the appearance, as did the ladder sticking up in the air. <br />He also felt Firegrill had some problems with the rear of their building. <br /> <br />Moore reviewed the rear side of Chili's. <br /> <br />Rusty Footlich, DHM Landscaped Architects, Denver, Colorado, reviewed Chili's landscaping, which <br />would be on all four sides of the building. <br /> <br />Howard wondered why there were no coniferous trees on Firegrill's site. <br /> <br />Moore stated that they would have evergreens as ground cover in the form of shrubs, with a <br />substantial amount being in the McCaslin Boulevard buffer. <br /> <br />Howard wanted to know when construction would begin. <br /> <br />9 <br />
