The ideas will be refined and presented at the joint meeting between the <br />Planning Department and the Open Space Advisory Board. <br />MOTION: Council member Keany moved to approve Resolution No. 26, Series 2014, <br />seconded by Mayor Pro Tem Dalton. Roll call vote was taken. The motion carried by a <br />vote of 6 -0. <br />RESOLUTION No. 27, SERIES 2014 — A RESOLUTION TO APPROVE A FINAL <br />PLANNED UNIT DEVELOPMENT (PUD) PLAN TO ALLOW FOR THE <br />CONSTRUCTION OF A 2,200 SQUARE FOOT OFFICE BUILDING BEHIND AN <br />EXISTING BUILDING AT 931 MAIN STREET ON LOT 2, BLOCK 5 OF THE TOWN <br />OF LOUISVILLE SUBDIVISION <br />Council member Stolzmann disclosed she has walked past the property in question <br />numerous times and knows the architect. She did not feel it would influence her <br />decision on this PUD request. <br />Mayor Muckle opened the public, hearing and requested a staff presentation. <br />Planning and Building Safety Director Russ explained the property is located at 931 <br />Main Street on two lots, south of South Street and occupied by a retail business. The <br />request is for a final planned unit development (PUD) to allow a 2,200 SF office building <br />behind an existing building at 931 Main Street. Two primary uses are proposed for the <br />property. There are encroachment issues north of the property and the applicant is <br />working with the neighbor on the encroachment. The two properties also share the <br />same sewer line. The building code requires each property to have an independent <br />sewer line. If this PUD is approved a sewer agreement between property owners would <br />be required. <br />Site Plan: The proposed development locates the new two -story structure approximately <br />16 feet west of the existing building along the northern property line, creating a <br />continuous walkway from Main Street to the alley. The design guidelines in Downtown <br />Louisville allow all primary structures to be built without a side setback. The property to <br />the north has a residential structure located approximately 1.2 feet from its south <br />property line and has a patio encroaching into the subject property. The applicant <br />worked with the owner of 824 South Street to ensure the proposed building minimizes <br />its impact on the existing residential structure and patio. As a result, the applicant is <br />providing a "notch" in the new building to allow for 3 feet of separation from the existing <br />residential structure. The encroaching patio will be rebuilt to remove the encroachment <br />concerns between the properties. <br />The Downtown area architecture is regulated by the Downtown Design Handbook. The <br />materials are consistent with the Handbook and are similar in scale and design found <br />
