Curb cuts and access control on arterial or higher level streets, signalization and c:hannelization requirements. 5. Unique needs such as truck or rail service and measures to be taken to protect residential development from the adverse impact of these transportation forms. 6. Off-street parking and loading considerations. 7. Public transportation considerations. 8. Pedestrian and bicycle circulation considerations. E. Community Facilities. 1. Open space and outcloor recreation dedications and common open space provisions. 2. Schools including number and type required on and off site and size of sites to be dedicated. 3. Public building sites including fire stations, libraries and other such facilities required to serve the proposed development and/or surrounding area. 4. A complete listing of all water rights with the land. 5. Preliminary engineering calculations and plans identifying projected demand for water supply, storage and treatment, sewage treatment and storm drainage including major main sizes, pressures and cost projections. 6. Electric, gas and telephone considerations and the anticipated rate of availability.
