The applicant is seeking to expand the rear deck on the south side of the house. The <br />footprint of the proposed addition is 156 square feet, and would increase the total lot <br />coverage to 26% (from 1,396 square feet to 1,552 square feet). The RE Zone District <br />allows a maximum lot coverage of 20%. The proposed improvements would exceed the <br />maximum lot coverage permitted under the zoning code by 6%. An approval of a variance <br />from the requirements of the Municipal Code is required before a building permit can be <br />issued. <br />BACKGROUND: <br />The existing home at 741 Pine Needle Court was built in 1992 in the Pine Street Park <br />subdivision. The building exceeded the 20% lot coverage established for the RE zone <br />district at the time of construction. The subdivision was approved as a Planned Unit <br />Development (PUD) under Section 17.28 of the LMC. Section 17.28.110 of the LMC <br />states the yard and bulk requirements of the underlying zone district apply unless they are <br />specifically modified by the PUD. The Pine Street Park PUD modified the setback <br />requirements for the houses in the subdivision, but did not modify the lot coverage. <br />2 <br />
