CITY OF LOUISVILLE <br />BOARD OF ADJUSTMENT <br />STAFF REPORT <br />May 21, 2014 <br />APPLICANT: Jeff and April Mace <br />OWNER: Same <br />STAFF PLANNER: Sean McCartney, Principal Planner <br />LOCATION: 741 Pine Needle Court, Lot 30, Pine Street Park <br />ZONING:Residential Estate (RE) <br />REQUEST: Case #14-001-VA – Approval of a variance from Section <br />17.12.040 of the Louisville Municipal Code (LMC) to allow an <br />addition to an existing home, creating a lot coverage of 26% <br />where 20% is the maximum permitted. <br />SUMMARY OF PROPOSAL: <br />The applicants, Jeff and April Mace, request a variance from the maximum lot coverage <br />requirement of 20% in the Residential Estate (RE) Zone District to allow an expansion of <br />their back deck on the south side of 741 Pine Needle Court. The 5,657 square foot lot <br />currently contains a 1,808 square foot, three bedroom, two bathroom, single-family split- <br />level house. The structures on the lot have a footprint of 1,396 square feet resulting in <br />existing lot coverage of 24% (1,396 SF footprint / 5,657 SF lot). <br />1 <br />
