The applicant is seeking to expand the covered front porch on the east side of the house. <br />The footprint of the proposed addition is 60 square feet, and would increase the total lot <br />coverage to 25% (from 1,336 square feet to 1,396 square feet). The RE Zone District <br />allows a maximum lot coverage of 20%. The proposed improvements would exceed the <br />maximum lot coverage permitted under the zoning code by 5%. An approval of a variance <br />from the requirements of the Municipal Code is required before a building permit can be <br />issued. <br />BACKGROUND: <br />The existing home at 829 Owl Court was built in 1993 in the Pine Street Park subdivision. <br />The building exceeded the 20% lot coverage established for the RE zone district at the <br />time of construction. The subdivision was approved as a Planned Unit Development <br />(PUD) under Section 17.28 of the LMC. Section 17.28.110 of the LMC states the yard and <br />bulk requirements of the underlying zone district apply unless they are specifically modified <br />by the PUD. The Pine Street Park PUD modified the setback requirements for the houses <br />in the subdivision, but did not modify the lot coverage. <br />2 <br />
