BRaD Retail Broker Roundtable: <br /> Economic Development Director Aaron DeJong gave an overview of the <br />Business Retention and Development Broker Roundtable. <br /> 9 area brokers attended the roundtable event <br /> The major themes included: <br /> Retailers are scaling down the size of brick and mortar stores <br />o <br /> US 36 is over-built for retail. I-25 corridor is the “hotspot” <br />o <br /> Louisville is not a regional draw; Boulder and Westminster are seen as <br />o <br />regional shopping areas <br /> Competition is fierce <br />o <br /> Businesses are looking for incentives <br />o <br /> 200,000 sq ft of retail is being taken out of the US36 corridor <br /> Brokers are not optimistic about the Superior Town Center <br /> Visibility and access are issues on McCaslin <br /> The Commissioners had a discussion related to vacancies on McCaslin and <br />the McCaslin area. <br />b. Conditions Survey: <br />DeJong reported that Council has directed staff to commissioner a conditions <br />survey for 550 S. McCaslin Blvd to research whether blighting conditions exist. <br />The conditions survey will focus solely on the former Sam’s Club building. <br />If this comes before LRC, Commissioner Menaker would like to think big enough <br />to solve all the problems, ie: create visibility. <br />DeJong hopes to have the conditions survey ready for the next meeting. <br />c.Core Area Project Agreement: <br />Chair Becker asked DeJong to give an overview of the components of the Core <br />Project Area Agreement: <br />Term Sheet Core Area Project Bond Documents <br />Agreement <br />Lays out the groundwork Lays out intent and process Lays out rate, term <br />for funding <br />3 <br />
