Planning Commission <br />Staff Report <br />July10, 2014 <br />Town Neighborhood. The buffer zone requires a lower building height (35’ maximum in <br />the Transition Area as opposed to 45’in the core area) and floor area (1.3 floor area ratio <br />permitted in the Transition Area as opposed to 2.0in the core area). <br />Site Plan <br />Lot 3 New Building: <br />19,000 SF proposed <br />Lot 2 Grain Elevator: <br />4,000 SF existing + <br />1,500 SF proposed <br />Lot 1 Warehouse Building: <br />10,000 SF existing + <br />6,500 SF proposed <br />The applicant proposes keeping two of the three existing buildings on the site and <br />replacing the third with a new building in approximately the same location. The site <br />would maintain its current three accessdrivesoff of County Road, with circulation being <br />provided by driveisleslooping around the east sides of the Grain Elevator and the new <br />building. The sidewalk along County Road would be extended the length of the site, and <br />pedestrian access to the buildings would be provided by plazas and walkways.The <br />5 <br />
