The proposed addition would go to within 1’9” of the lot line. The applicant <br />is requesting this to allow a connection between the two most useable portions of <br />the structure without obscuring the front of the historic structure.There is no <br />interior connection between the southern and northern ends of the Grain Elevator <br />structure, and no way to construct one internally without compromising the historic <br />value of the structure. The rear addition would connect the two ends, allowing a <br />single tenant to occupy both. Because of the lease from BNSF, the addition would <br />still be approximately 30 feet from the edge of the leased property,on the west <br />side of the railroad. <br />The proposal complies with the floor area ratio limits set by the Downtown Framework, <br />but Lots 1 and 2 would exceed the maximum lot coverage allowed under the LMC. <br />However, when the PUD is taken as a whole, including Outlot A, the overall lot coverage <br />is 38 percent. The maximumallowed lot coverage is 40%.Note, these two Commercial <br />Business(CB) Zone Districtpropertiesare the only two in Downtown Louisville that have <br />a maximum allowed lot coverage. The rest of Downtown is zoned Commercial <br />Community (CC) and has no maximum allowed lot coverage. <br />BuildingHeight <br />The LMC allows a maximum building height in the Transition Area of 35 feet, including <br />rooftop screening and mechanical equipment. The code also limits buildings to a <br />maximum of two stories. The Grain Elevator is approximately 50 feet tall and more than <br />6 <br />
