Planning Commission <br />Staff Report <br />July10, 2014 <br />two stories;however, the proposed additionto that structurewould be one storyand <br />approximately 15feet tall, complying with the code. <br />The addition on Lot 1 and the new building on Lot 3 are both requested to be 35 feet tall <br />with an allowance for rooftop screening to extend higher. The applicant is also <br />requesting three stories instead of two. Three story buildings would allow the applicant <br />to construct the same amount of floor space with smallerbuilding footprints and a less <br />bulky appearance. <br />Forthe proposed structure on Lot 3, the property to the north could redevelop to 35 feet <br />in height, and the structures across County Road to the west are 30 feet tall. For the <br />proposed addition on Lot 1, the properties to the south and across County Road tothe <br />west have a 27 foot maximum height. The applicant is also providing a public access <br />easement over the green space on Outlot A, to create a public gathering space on the <br />south end of Downtown. Staff believes these design and public space considerations <br />could justify the additional height and number of stories. Staff recommends a conditional <br />approval of the waivers pending final public easement and design detailsof Outlot Aand <br />the building architecture on Lot 1 as it relates to upgrading the pedestrian scale of <br />existing butler building and its visible portions to Front Street provided in the final PUD <br />submittal. <br />45 Feet <br />35 Feet <br />30 Feet <br />Project area <br />27 Feet <br />Parking <br />7 <br />
