Louisville Mill Site Redevelopment Project — Preliminary PUD and Plat - Submittal Dated 041'03,x14 <br />The Historic Louisville Grain Elevator Stabilization and Rehabilitation <br />Lot 2 will be the home to Louisville's iconic Grain Elevator and former Mill. The vision for this part of <br />the development is to highlight the renovated structure as much as possible, and seek to find a use <br />that can easily work into the historic fabric of the grain elevator without requiring extensive changes to <br />the interior, or exterior. If it proves too expensive to renovate the building to meet current codes and <br />accommodate commercial uses, we may leave this building dormant until a suitable approach and <br />use for the building is evident. We are planning to restore the original painted sign that is part of the <br />building's signature aesthetic. <br />Anticipating a cafe or restaurant user would be appropriate for at least part of the space, we would like <br />to create an indoor /outdoor patio space incorporated into the reconstructed historic porte cochere. <br />Our plan would be to create a Tight- framed glass enclosed structure just beneath the original roof line, <br />projecting to the south for enclosure in the cold months. We would provide large operable wall panels <br />to open the patio to the Mill Site Green in the spring, fall, and summer months. On the north side, the <br />enclosure becomes a welcoming entry into the renovated building up onto the reconstructed <br />boardwalk and in through the original large sliding wood door where bags of grain and flour were <br />loaded in and out. <br />It is our intent that the modifications are respectful of the original historic building while <br />accommodating new uses to contribute to the revitalization of the southern end of Louisville's historic <br />downtown district. We will coordinate with the State Historic Preservation Office regarding the <br />proposed modifications, and intend to seek tax credits for the qualified work on the property. We <br />intend to work with the State office to gain approval for these modifications to be within the Secretary <br />of the Interior's Standards for Rehabilitation. We will provide additional information regarding their <br />review when it is available. <br />The addition to the rear (east side) of the grain <br />elevator would accommodate restrooms, and <br />potentially a kitchen to serve one or more <br />venues in the Mill. As there was originally a <br />railroad siding that passed behind the elevator, <br />used for loading hopper cars with grain, and <br />boxcars with packaged flour, etc. it seemed <br />Page 5 of 7 <br />
