Board of Adjustment <br />Meeting Minutes <br />June 18, 2014 <br />Page 4 of 5 <br />Johnson stated the new residence will be placed on the east side of the garage and <br />there will be a bridge extending from the second floor of the garage to the new <br />residence. <br />Malmquist asked if there would be any additional area placed in the rear of the garage. <br />Johnson stated there will not be any additional area placed at the rear of the garage. <br />Public Present in Opposition of Application: <br />None heard. <br />Public Present in Favor of Application: <br />None heard. <br />Stuart asked if staff received any letters in favor or against. <br />McCartney stated nothing has been received. <br />Rich Trevino, 525 Lincoln, stated they own the building to the north and they do not <br />have any objection to the request since there will not be any impact to them. <br />Malmquist asked if the rear variance was the only issue being addressed. <br />McCartney stated the lot area and lot width are also being considered. <br />Borrmann asked if there were any alatives.considered. <br />McCartney stated the only other alterna ve to and setback would be to build <br />Y Y <br />the house 5 feet to the east. <br />Ewy asked if the variance could be conditionally approved. <br />McCartney stated he believed so but was unsure. <br />Stuart asked if the new structure could be attached to the garage. <br />McCartney stated if the variance is approved they could attach the new structure to the <br />garage. <br />Public Hearing Closed / Board Discussion: <br />Ewy stated the lot area and lot width appear to be fairly straight forward as they would <br />keep within the character of the neighborhood and Old Town. She added she is <br />concerned establishing the garage as a principal structure which would allow an <br />additional 7 feet this structure. <br />Stuart stated he would be more concerned if there was an alley behind them or another <br />house. He stated there is a school behind them and a 27 foot structure would not be <br />very imposing. He does not favor putting a restriction. <br />Malmquist agrees adding there is a drainage ditch behind the structure which provides <br />additional buffer. <br />Borrmann stated he agrees because of the buffer and the proximity to the school. He <br />stated he is not concerned about an additional 7 feet added to the height. <br />
