Posted in City Hall, the Library, the <br />Recreation Center, the Police and Court Building and mailed to surrounding property <br />owners on November 22, 2013. <br />Conflict of Interest and Disclosure: <br />None heard. <br />Staff Report of Facts and Issues: <br />McCartney presented from Power Point and statedthe project is located adjacent to the <br />Steel Ranch neighborhood and the Summit View office park. He added the proposed <br />development includes the following: <br />Zoned PCZD-C <br />o <br />Located in the North Louisville GDP <br />o <br />Requesting 24 units, 12 single family attached units <br />o <br />Development uses existing block layout <br />o <br />30 foot maximum height <br />o <br />2.83 spaces per unit -parking complies with LMC and GDP <br />o <br />Comp Plan designates this as an Urban Neighborhood <br />o <br />Development extends Kaylix through this property <br />o <br />Development also requests an open space land swap to allow for a trail <br />o <br />connection south of Davidson Highline Subdivision. The land swap will <br />also allow for the development property to square off its boundaries <br />Staff recommends conditional approval <br />o <br />Russ mentioned there were 16 total emails and letters received and asked for these <br />items to be entered into record <br />Commission Questions of Staff: <br />Moline asked if the request to keep the sidewalks out of the right of way came from the <br />applicant. <br />McCartney answered in the affirmative <br />Brauneis asked if the 5 foot sidewalks were standard. <br />Russ stated that is the standard width for an urban environment. <br />Pritchard asked for a clarification of the fiscal impact. <br />Russ stated this development was different from a Greenfielddevelopment because all <br />of the streets and utilities already exist. <br />Tengler asked about BVSD capacity. Are there capacity issues a City issue or a BVSD <br />issue. <br />Russ stated it isa BVSD issue. BVSD has stated they are closing enrollment to only <br />Louisville residents which will help. <br />Moline inquired if the applicants needed to show any benefits if they are asking for <br />additional units. <br /> <br />
