Planning Commission <br />Meeting Minutes <br />April; 10, 2014 <br />Page 2of 37 <br />AT&T Antennae –Louisville Recreation Center: <br />A request for a special <br />review use (SRU) to allow for the placement of 3 sectors of four (4) 8 foot <br />tall rooftop antennas, totaling 12 antennas. <br />Applicant, Owner and Representative:Cliff Spencer <br />Case Manager: Scott Robinson, Planner I <br />Robinson stated the applicant is requesting a continuance to the May 8, 2014 meeting. <br />They have been working with neighbors in the area and do not feel they have a <br />satisfactory solution. Russell moved and Brauneis seconded a motion. Motion passed <br />by a voice vote. <br />931 Main Street: <br />A request for a final Planned Unit Development (PUD) <br />to allow for the development of a 2,200 SF office building behind an <br />existing 650 SF office building. <br />Representative: Peter Stewart, Stewart Architecture <br />Applicant and Owner:Emily Kean <br />Case Manager: Sean McCartney, Principal Planner <br />Public Notice Certification: <br />Posted in City Hall, Public Library, Recreation Center, and the Courts and Police <br />Building, on the City website, and mailed to surrounding property owners –February 21, <br />2014.Published in the Boulder Daily Camera –February 23, 2014.Originally to be <br />presented to Planning Commission March 13, 2014 but they requested a continuance. <br />Conflict of Interest and Disclosure: <br />None. <br />Staff Report of Facts and Issues: <br />McCartney presented from Power Point: <br />The applicant is requesting to build a 2,200 SF office building behind an existing <br />650 SF office buildingat 931 Main Street. The original 650 SF office building was <br />constructed in 1900 and will not be modified during this request. <br />LOCATION: The locationon the west side of Main Street, south of South Street, <br />north of Walnut, and has alleybetween the residential off Lafargeand Main <br />Street. The property is located in the Community Commercial (CC) zone district. <br />To the west is residual, the north is currently used residential, but is zoned <br />commercial, to the south it is zoned commercial. It is surrounded by commercial <br />zone. <br />EXISTING CONDITIONS: Property currently has a smallretail business on the <br />front, which is single story.There is a metal carport that will be removedanda <br />generous gravel parking lot extending to the alley. Primarily area is undeveloped. <br />ENCROACHMENTS: There is a covered porch on 824 South Streeton the north <br />which encroaches a couple inches over the property line. Nothing in Louisville <br />code that requires removal so this is a civil issue. In CC zone, there is allowance <br />of zero side setback. It does notprohibit development. <br />UTILITIES: The property is currently served by one sewer line which extends <br />east from the alley. This line provides service for both 931 MainStreet and 824 <br />South Street.The sewer line will remain and improved;sewer line for 824 South <br />Street will come into property and done through agreement. Once 824 South <br />Street redevelops, 824 South Street will have to disconnect their line and pull in a <br /> <br />
