There is a 2-story requirement, and it is a 1-story building. The waiver applies to <br />the single structure. <br />Tengler asks about more public space because of the mews. Will it realistically be used <br />as public space or primarily used as a front yard for the residents? <br />Russ answers a combination of both. They have public access right to it and sidewalks <br />will be going through there. <br />st <br />Tengler asks about waiver on 1floor retail, apart from this particular discussion, is it <br />likely that we will see this come up again? <br />Russ answers that the DELO Phase 2 preliminary has ground floor residential along the <br />entirety of Cannon Street; however, they kept ground floor retail on South Street and the <br />corner of South and Cannon. The preliminary did look at the economic and the fiscal <br />impacts associated with Phase 2 going to ground floor residential. <br /> says the Planning Commission got a memo from the City Engineer to Sean <br />McCartney. Would you say the proposed conditions of approval address the concerns <br />from the City Engineer? <br />Russ says the City Engineer is leading the design of the off-site facility. This project of <br />Phase 1 meets all the water retention and water quality requirements. <br /> asks about the request for the setback for townhomes. <br />Russ says the rear setback of the parcels with the setback faces alley. The mews <br />faces the front door. <br />Rice asks whether the minimum lot width waiver applies only to the lot where the 50- <br />year old building is being moved? I note there is a request to vary the minimum lot from <br /> Is it just for this one lot? <br />Russ says it is just for the 50-year old house. The landscaping around to the house may <br />make the lot look wider than the townhomes, but this is the only lot requesting a waiver. <br />
