<br />at this point, those would go forward as not being part of or within the scope of the final development <br />plan. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Ken Thompson, one of the developing partners, 5901 South 58th Street, Suite A, Lincoln, Nebraska <br />68516, spoke of the quality developments and related landscaping that they had done previously. <br /> <br />Paul Trementozzie, OZ Architecture, stated that if there is a restaurant, it will be around 3,000 s.f, <br />not 5,000, so he felt the 25 parking spaces for 75 seats would be sufficient. He reviewed the <br />architecture. They are working on their perimeter landscaping plan. He stated that they meet the <br />parking requirements for the GDG. <br /> <br />Davidson called for Council questions. <br /> <br />Mayer asked how the property will be managed and would it be subdivided at any point. <br /> <br />Thompson stated that Becky Martin, Village Realty, will manage it. She manages several shopping <br />centers within the Metro Denver area and Colorado Springs. <br /> <br />Mayer felt the Planning Commission should have it better explained as to what will go on with the <br />subdividing of the pads. He stated that Council would prefer land dedication, rather than cash-in-lieu <br />of and the land should go along McCaslin Boulevard. He felt the landscaping along McCaslin is <br />completely inadequate. He asked about the signage. He felt the plan was a bit premature, as he <br />thought what Council would finally see would not be like this preliminary Subdivision Plat and PUD. <br /> <br />Trementozzie stated that they would do back-lit channel letters for their sign. <br /> <br />Thompson stated that the direction they had received from staff was that there was no reason to do <br />the land dedication on this property as it does not tie into any trails, nor is any park around to tie it <br />into. <br /> <br />Howard was concerned about the traffic flow, as the flow plan for the water appeared to go <br />underneath the entrance and onto McCaslin. <br /> <br />Trementozzie stated that a full drainage report had been submitted. <br /> <br />Howard stated that reversing the flow of traffic would correct the car lights hitting on McCaslin. <br />He felt the generated view corridor offered an opportunity to illuminate McCaslin off-site through <br />the corridor. It needed to be addressed through adequate berming and moving the foliage around. <br />He was concerned about the parking for the 5,000 s.f restaurant site. Also, how close the entrance <br />and exit was on the site. He asked the applicant to work with staff to see the effects on traffic flow. <br />He suggested that some of the trees in the parking area be coniferous trees. <br /> <br />6 <br />
