like to see some entry treatments to dress them up a little. The Applicant agrees to dressing up
the plain green doors. Mr. Boulet likes the covered walkway and the hard scape area. He would
like to see furniture plans on the final PUD. What material do they intend for the grid area? The
material is not chosen. They will bring a sample of the material at the final.

Russ Van Nostrand feels that the evergreen/deciduous ratio is too low and must be adjusted, and
he would suggest getting rid of the evergreen shrubs - substituting hardy perennials in the
pedestrian plaza area. Landscape note #7 refers to landscape mulch and river rock, but where
does it go? Mr. Van Nostrand suggests changing all of it to bark to eliminate having to plat it
out. He asked to see the gray tile sample up close, and asked if there is a greener model? The
Applicant feels the green will carry when all the tiles are amassed together. Mr. Van Nostrand
agreed it looks different up close.

Sarah Klahn generally likes the plan, but also questions that it looks too much like a strip mall.
She doesn’t dislike it enough to turn it down. She echoed Ms. Solek’s concerns regarding the
cross curb cut and the safety issue. Staff indicated that it would be a very difficult change to
make, if a change was necessary. They would review the accident history.

Jeffrey Lipton asked how many cars could be stacked in the drive-thru lane? At least ten. Is there
any traffic study to know if that is adequate? No. The tenant would provide that information.
Mr. Lipton has a comment regarding the elevation on sheet A3, looking at the south side - it
seems that the windows are overwhelming. Betty Solek suggested some vertical elements. Four
Commissioners like the windows.

Staff Summary:

Recommending approval with 17 conditions.

Applicant Summary:

Thank you for your time, and he looks forward to incorporating comments.

Public Hearing Closed/Commission Discussion:

Betty Solek is in total agreement with the Staff comments. She would like to add a condition
stating that large shrubs be used on the east elevation to screen electrical boxes, and also add
architectural elements such as windows or entry way on the central module of the building. She
makes the following comments to save time on the final: that the sod should be fescue not blue
grass; would like to see some trees besides ash; and re-emphasizes the evergreen to deciduous
ratio.

Chris Pritchard also agrees with the Staff comments.

Robert McAllister is making a request for a traffic flow diagram to appear on the final including

Page 5
