Resolution No. 4, Series 2000, Christopher Plaza II (formerly Garden Path <br />Subdivision) 1.87 acres located on the west side of Highway 42, <br />approximately 300 feet north of South Boulder Road. Final PUD <br />Development Plan and Subdivision Plat for a 13,000 S.F. office building. <br /> <br />Staff Public Notice Certification: <br /> <br />Paul Wood, Director of Planning, certified that public notice was published in the Daily Camera <br />on Sunday, December 26, 1999, posted in City Hall and mailed to surrounding property owners <br />on Thursday, December 23, 1999, for the January 11, 2000 meeting, which was continued to <br />February 8, 2000. All Commissioners verified that they were familiar with or had visited the site. <br /> <br />Staff Report of Facts and Issues: <br /> <br />Mr. Wood presented the details of this matter as stated in the Staff report. <br /> <br />Commission Questions: <br /> <br />Commissioner Lipton asked that if in the future, the ownership of the property should split, if it <br />would be a benefit to require some sort of shared parking arrangement. Mr. Wood stated that a <br />condition could be added upon the assignment of the Subdivision Agreement. <br /> <br />Applicant Presentation: <br /> <br />Lou Della Cava, Partner with Steven Tebo of the Della Cava Tebo Development Company based <br />in Boulder, 6238 Songbird Circle, Boulder. Mr. Della Cava gave a brief history of Christopher <br />Village. Mr. Della Cava stated that Christopher Village was started initially as a concept and the <br />first mixed-use concept for the City of Louisville. Mr. Della Cava stated that he has owned this <br />property for 22 years and understands the property and the ditch as well as anybody does and <br />what the potential hazards of the ditch are. There are difficulties for the existing properties given <br />the present state of the ditch. <br /> <br />The Goodhue Ditch Company does not have enough resources to maintain the ditch very well. <br />Mr. Della Cava has seen water seeping up into the parking lots, particularly in April through July. <br />He would like to have a residential development on the north side. They would like to have the <br />building look residential, be condominium offices because people who own condos take care and <br />are a little bit more careful about the way they manage their properties than renters do.
