<br />they bought the property they knew that the Planning Commission and the City Council had <br />already accepted this as an outlot dedication and that gave them the opportunity to say that they <br />would clean up the situation with the ditch over time for both the ditch company and the <br />community by piping it. <br /> <br />Mr. Della Cava would like to see the City accept the ditch as a dedication for the main reason that <br />they cannot afford in the economics of a building of this scale to spend the money to do the piping <br />of the ditch and provide the crossing as well as pay $30,000 as a cash-in-lieu contribution. Mr. <br />Della Cava is not averse to providing irrigation to the plantings along there and making the <br />maintenance of that area the responsibility of the owner. He thinks that the result makes more <br />sense for the community at large and for this area in particular to have that ditch piped and to <br />have the area look a lot better than that open ditch that is there today. <br /> <br />Mr. Erik Hartronft, Hartronft Fauri Architects, 801 Main Street, Louisville. Mr. Hartronft went <br />through the conditions of approval and stated that they are collecting traffic data that Council <br />requested. The owner is willing to pick up maintenance in the form of irrigation and make sure <br />that the mature, healthy trees that are left on the site can remain for a number of years and even to <br />a point of revegetating to some extent by planting some new trees that would eventually replace <br />some of the trees that have been lost. The applicant is putting some language for a shared access <br />agreement with Christopher Plaza Development together. Mr. Hartronft suggested leaving the <br />Pinyon Pines and Mugo Pines as he believes that they are listed on the CDDSG approved <br />plantings list. <br /> <br />Members of the Public: <br /> <br />None. <br /> <br />Commission Questions: <br /> <br />Commissioner McDermott wanted to clarify on the traffic issue that this building will be primarily <br />used from 8:30 a.m. to 4:30 p.m. without a lot of turnover during the day. Mr. Hartronft stated <br />that there will be “shift change” at the end of the day and that would occur with whatever is going <br />to be put on this property. There will be some coming and going in an office like this. <br /> <br />Mr. McDermott also asked if the ditch would be brought up to the existing grade of the <br />surrounding ground. Mr. Hartronft explained that basically they are taking the culvert and putting <br />it underneath the ground and then grading over the ditch as if it were not there. The natural grade <br />from the north will be extended across the top of the ditch into this development. <br /> <br />Mr. McDermott asked how wide the easement was. Mr. Hartronft stated that it is between 22 <br />and 24 feet wide. <br /> <br />Commissioner Kalish asked when the ditch is covered over how wide the portion that is now level <br /> <br /> 3 <br /> <br />
