the Planning Commission does recommend denial, the practice that would be followed would be
for the City Council review to be based upon the record that the Planning Commission considers
without any further additions of information to the public record between the two hearings.

Questions for Staff:

Commissioner McAvinew asked what the schedule would be for that continuance. Mr. Johnstone
stated that it would be continued to the March meeting.

Applicant Presentation:

Mr. Terry O’Connor, O’Connor Development, 287 Century Circle, Louisville, CO. Mr.
O’Connor suggested going through the conditions and respond to Staff’s comments. Mr. Tom
Seibert was also available for questions and comments.

Tom Seibert, 1735 S. Humbolt, Denver, CO. Mr. Seibert asked for direction from the Planning
Commission as to where they would like the sidewalk and what kind of easement they would like
to have provided. Mr. Seibert stated that the Planning Department has some concerns about
landscaping between the sidewalk and the public street. Mr. Seibert asked if they would like to
have the easement extended or if they would like to move the sidewalk to inside of the 10-foot
easement.

Mr. O’Connor suggested that they will comply with the sidewalk plan for the Colorado Tech
Center, on their property and build it. He feels it is time the CTC organization built the sidewalk.
The property owners are in agreement, and now they need proper direction from Staff.

Mr. O’Connor proposed moving Buildings A and B two feet to the north; they would be able to
give two more feet of easement. That would mean that the driveway on the north side on their
property and on the shared driveway on the north side, would become 24 feet instead of 28 feet
which is called for in the Design Guidelines.

Mr. Seibert presented the paint color samples and colored drawings of the buildings to the
Planning Commission. Mr. Seibert also brought study models in for the Planning Commissioners
review.

Mr. O’Connor feels that these buildings are a dramatic upgrade from a lot of what has been built
in the CTC in the past.

Members of the Public:

None.

Commission Questions:

7
