<br /> <br />None. <br /> <br />Applicant Presentation: <br /> <br />Dennis Payne, DP Construction, 950 Wadsworth, Suite 312, Lakewood, CO. Mr. Payne stated <br />that they agree with all of the recommendations. Mr. Payne discussed Condition Nos. 4 and 5 <br />briefly. Mr. Payne explained that the area that they are stepping back three feet, there are several <br />reasons that they did that. One, that they are trying to allow for an interior dock in this zone. <br />Three feet is the number that works. If he steps this back anymore he will lose a potential front <br />exterior dock. Lastly, it makes structural considerations that make it a lot tougher for diaphragm <br />when they offset this building. Mr. Payne asked the Planning Commission to consider that it is an <br />infill site. It is not in new areas of the park. He would also like the PC to consider that they have <br />6% more landscaping on this site than the bare minimum requirements. They have also tried to <br />de-emphasize the warehouse. <br /> <br />Members of the Public: <br /> <br />None. <br /> <br />Commission Questions: <br /> <br />Commissioner Thompson asked what other reveal work they can do on the west side. <br /> <br />Mr. Payne stated that they can put some more pattern work in and maybe some more rows in to <br />make it look like the windows themselves. <br /> <br />Commissioner Kalish asked about the amount of parking that is required for this building. Mr. <br />Johnstone stated that there is not an absolute requirement for parking. There is a 2.0 minimum <br />for industrial buildings per the IDDSG. If you park it at 4 per 1,000 you are allowed any kind of <br />industrial tenant. During a tenant finish permit we will not review for parking requirements. If <br />you do want that flexibility you park it at 4. The applicant has chosen to park it close to 4 so that <br />they will have unlimited types of tenants that they can put there. <br /> <br />Staff Summary: <br /> <br />Ken Johnstone stated that Staff does support the application and is recommending approval of <br />Resolution No. 15, Series 2000, with six conditions. <br /> <br />Public Hearing Closed / Commission Comments / Vote: <br /> <br />Motion made by Patricia Thompson to approve Resolution No. 15, Series 2000, as written by <br />Staff.
